WHAT DO ROOF INSTALLATIONS TYPICALLY COST?

You’ve probably put it off, and put it off, but one day you look at your roof and figure it offers your house about as much protection as a paper bag. This is not at all good. Then there’s the fear factor. What’s it going to cost to replace it? Does this mean putting off retirement till you’re 90? Well, if you’re going to be dealing with several roofing contractors to get quotes, you better be well armed and prepared with the facts, so you can deal intelligently. So, what do roof installations actually cost? Glad you asked. Obviously, it depends on the type of roof. A single story, low pitch asphalt will cost about $40 – $80 to tear off per 100 sq. ft., then $70 – $100 per square for new shingles. This assumes the plywood underneath is in good shape. If it’s damaged, you can could on an additional $50 per sheet, for each sheet that needs to be replace. Chimney flashing will add an additional $150 – $300 to replace, while pipes average about $25. And we’re not through with the extras. If you have a steep pitched roof around 7/12 and higher, add about 10% – 15%, while houses with two stories will bump the bill up another 5% – 10%. Then there are metal roofs which come in several styles and configurations. One type, using 29 gauge thick fastener panel will run about $2.25 – $4.00 per square foot to install. Another type is a 24 gauge which will run approximately $4.00 – $6.00 per square foot. How contractors quote. Most roofing contractors quote on the overall square footage of the roof. Those roofs that are less than a thousand square feet, nationally average about $1,427. Larger areas up to 2,000 square feet typically run about $2218, 3,000 square feet about $3,218, and those up to 4,000 square feet up to $3,827. Again, this depends on the type of roof you’re installing. Shingles, wood shakes, slate, tile, metal and more. The thing is, once you have all the facts, you can compare apples to apples when getting bids from different roofing contractors. And as always, make sure you get references, and check with the Better Business Bureau on those firms you’re getting quotes from. Your home is most likely your biggest investment, and you want to be 100% certain that you’ll be getting the biggest bang for your buck. Happy roofing!

What does siding damage from a storm look like? As a homeowner, you are going to have any different number of headaches and hassles to tackle on an almost daily basis when it comes to maintaining and repairing your home. Obviously, if that big storm brought a considerable amount of hail – or even if it blew tree limbs, branches, and other debris of against your house – the odds are fantastic that your siding took a bit of a beating. After you have taken care of that initial inspection, you’ll want to begin breaking out a step ladder and looking closely for gouging, chipping, and “spider cracks” that you may not have seen initially – while at the same time looking at the upper levels of your property for damage to the siding. The specific areas that you want to focus on is immediately underneath and below your eaves as well as the “waist level and below” areas of your home. This is where the damage is going to be most prevalent, though a whole house inspection (if you have the time) is definitely recommended. You might even consider spraying your hose against the siding, watching to see how the water reacts and checking for any leaks, cracks, or damage that you would not have seen otherwise. Obviously, you’ll want to use this tactic sparingly and under close supervision – or you could make the problem even worse! The difference between “wear and tear” and storm damage when it comes to siding It’s also important that you look for the critical differences between normal wear and tear and actual storm damage. Depending upon how new (or old) your siding is, you may be dealing with damage that would have happened anyways, was already in existence, or just happened because of the big storm. Understanding this difference will help you know whether or not it’s time to repair your vinyl siding that is damaged or if you should go about replacing all of it! Taking the next step to repairing or replacing your siding Once you have finished your initial inspection and have found the “hotspots” you want to take care of, you’ll want to contact a professional siding contractor to have the work performed for you. What Are The Benefits of Going Green With Your Roof?

Green roofs are becoming more and more popular in urban centers, because the benefits of installing them far outpace the typical building roof. Let’s take a look. From an aesthetic standpoint, green roofs beautify a building and make it a more valuable piece of property. They also use materials that don’t go on to be dumped in landfills. They’re made from recycled materials, and they add to the life of HVAC systems, because those systems are used less. Green roofs play a role. Green roofs also can play an important role in stormwater management. For example, storm water is absorbed by the plants, and later returned to the atmosphere via evaporation. In summer, green roofs can store up to 90% of the rain that falls, while in winter about 40%. As a result, green roofs moderate temperature levels then act as receptacles for the runoff. An additional benefit is that by reducing rainwater runoff the effect decreases stress on sewer systems. Improving air quality and ambiance. Green roofs also improve air quality by capturing all sorts of pollutants, and also by filtering noxious gases. Temperature moderation can reduce the building’s power needs which then can decrease CO2 and other pollutants in the air. Amenity spaces are being created on buildings that have green roofs. These amenity spaces are being used as community gardens and co-ops, as well as commercial space for stores, restaurants, and displays. Playgrounds and lawn bowling are additional uses. Job creation is yet another benefit that comes with green roofs. They offer new employment opportunities in manufacturing, design, maintenance and installation, not to mention the growing and caring of the plants themselves. This is especially true in urban areas that were previously unusable. And more! And the benefits keep rolling on. Noise reduction, for example. A green roof can absorb noise and reduce sound levels up to 40 decibels, making it a much more pleasant atmosphere. In all, the benefits of retrofitting and existing building, or construction of a new building with a green roof, will make it more valuable, healthier, and simply a nicer place to live and work. And the results prove the point. In 2004, the number of buildings with green roofs was hardly a blip. But in 2014, close to 25,000,000 square feet of green roofing will have been installed – and that’s growing in the neighborhood of 25% each year. When that happens, the benefits of green roofs become immediately apparent.
